Air-Exchange Audits

We measure actual air changes per hour in open-plan zones using tracer gas decay and capture hoods. Reports include comparisons against ASHRAE 62.1 minimums and recommendations for damper adjustments or fan speed changes.

Filter Efficiency Testing

We inspect installed MERV and HEPA filters for loading, bypass leakage, and pressure drop. Each filter bank is logged with a particle count before and after, so you know the real removal rate — not just the rated spec.

Duct Network Cleaning

Mineral dust and construction debris are removed using negative air scrubbing and rotary brushing. We document pre- and post-cleaning pressure differentials and provide a visual inspection log from borescope footage.

Clarifications and Terms of Engagement

The following provisions govern the interpretation of our inspection reports, service agreements, and technical recommendations. These definitions remove ambiguity and establish a shared baseline for all commercial ventilation audits.

Air-Exchange Rate Measurement

All reported air changes per hour (ACH) are calculated using the tracer gas decay method with sulfur hexafluoride (SF₆) per ASTM E741. Measurements reflect steady-state conditions under normal HVAC operation. Results do not account for temporary door openings, window usage, or occupant density fluctuations during the test period.

Filter Efficiency Ratings

HEPA and MERV classifications cited in our reports follow IEST-RP-CC001 and ASHRAE Standard 52.2 respectively. Efficiency claims refer to initial particle capture at rated airflow. Filter loading, bypass leakage, and installation gaps may reduce real-world performance and are noted separately in each inspection.

Mineral Dust Classification

The term "mineral dust" refers specifically to non-organic particulate matter with a Mohs hardness of 5 or greater, including silica, limestone, and gypsum particles. Our duct cleaning protocols target these abrasive materials using negative air scrubbing and HEPA-filtered vacuum extraction. Organic debris, mold, or biological growth require separate remediation procedures.

Scope of Inspection Reports

Our technical reports cover only the ductwork, air handling units, and filtration systems explicitly listed in the service agreement. Adjacent building systems, fire dampers, and electrical components are excluded unless specifically requested. Recommendations are advisory and do not substitute for local building code compliance or manufacturer maintenance schedules.
